About Project Karpaga Vinayagar

  • Project Karpaga vinayagar consists of two individual houses, built in 5 cents land site with individual parking spaces and common pathway. Both the house have metal roads.

Location

  • In Sriram Nagar, Kottaiyur near Rathina Vinayakar temple at Kannadasan street extension road.

Status

  • Project Completed on Feb 28 2007. Completely built and ready to occupy. Both house sold out.

Features:

  • First house is for 824 square feet plinth area and second house is 861 square feet (excludes staircase path etc). Both the houses are meticulously planned for 100% space ulitization.
  • Houses for sale are built as if for self-occupancy but provisions are made to segregate a portion of the house to rent if required.
  • Iron rods inside the concrete roof have been added with concare mixture to prevent rusting for life.
  • Anti termite solution has been applied at the foundation. Certificate and warranty for 5 years have been obtained from the service provider.
  • Electrical switches and cables are of finolex and kundan make.
  • Sloped roof the first floor is given for face life and elegant look.
  • Houses are built with numerous value additions without compromising the quality.
  • One small and beautiful pooja shelf is built in the hall.
  • The entire outer portion of the site of the houses are slopped and shaped to avoid rain water stagnation. Provisions are made to divert the rain water outside the house.
  • Principal entrance door and frame are of teak wood with Kariakudi designs. Traditional sun plate with Sri lakshmi and two elephants are en-carved and covered with glass.
  • Hall has been provided with a beautifully designed window measuring 6‘ X 5‘ for sunlight and free flow of air.
  • Third safety window stand is with main-frame and covered with high priced glass by which any one who is standing inside the premises can see the visitor but the person standing outside cannot see the person inside.
  • The window frame is made of country wood and window doors are made of teak wood with glass panels.
  • Foldable ladders are mounted on the wall to easily access goods in the loft.
  • Customary shelf, loft at bed room and additional book shelf is provided 5’X4’.
  • Window with provision for air conditioning is also provided.
  • To dry clothes stand is provide in the first floor.
  • Two bath rooms of the each house are with ISI guaranteed quality water mixers, provision for heater, wash basin, towel stand shower western type toilet. 
  • Bath room walls are providied tiles and grip in built floor tiles to avoid slipping.
  • A big loft for 10’ X 5 ‘ over the bathroom with doors to store old things.
  • Portico is without pillars- long ¾ feet concrete beam holds the portico tightly. Enough space to park Ford Ikon. 
  • Car parking area (inner –Paths) is paved with pre concrete octagon slaps which will give good grip during rainy seasons.
  • Jhonson and Jhonson wall and floor costly tiles are fixed all over houses except portico.
  • Compound walls are designed well. Please see the pic below.
  • Bore well is 110 feet deep fully covered by 5 inches PVC pipes and packed with pebbles We spent 150 % cost on this to ensure long standing utility. Documentry proof will be provided. 
  • One Hp Texmo motor pump set has been fixed in the front house bore well and CRI for the inner house, which will save the power and maximize the in-flow of water.
  • We will provide complete and ceritified proof for all the above information
